Short Term Rental Watch

This service provides professional, third-party oversight of short-term rental properties between guest stays, helping identify issues before they impact the home or next reservation.

  1. Verify secure entry points, including doors, windows, sliders, locks, and smart locks

  2. Conduct a visual interior and exterior condition check for:

    • Guest-related damage

    • Excessive wear or misuse

    • Missing or displaced items

  3. Check major systems for obvious issues:

    • HVAC system temperature and basic operation

    • Plumbing fixtures flushed and visually checked for leaks

    • Appliances visually checked for proper condition

  4. Identify odor, moisture, pest, or smoke indicators

  5. Verify trash removal and signs of food or waste left behind

  6. Document findings with time-stamped photos

  7. Provide a post-visit condition report delivered electronically

  8. Notify the owner promptly of any issues requiring attention

  9. Pool/Spa Check and Report.

  • With this addon service we forward your mail/packages to your primary address as they are received at your shore home.

  • We Can be listed as a key holder to respond to emergencies that occur at your property during the off season.

    • Walkaround to inspect roof, siding, doors, windows

    • Look for signs of power loss or system failure

    • Interior moisture, leak, and HVAC checks

    • Photos and written report sent within 12–24 hours

    • Immediate client contact if urgent damage is discovered
